Working with Comps

Move Comps (Utilities menu)

The Move Comps command allows you to rearrange the comparables in your current form.

NOTE: This feature moves the comps from one column to another. Copy Comps leaves the comp in its original position.

CAREFUL! If you move a comp to a column where there is already data, you will overwrite the existing comp!

 

To rearrange the comparables in the current appraisal:

1.   Choose Utilities | Move Comps.

2.   Enter Comparable numbers in the appropriate boxes. See figure 4-18.

3.   Click OK to save your changes and close the window.

Copy Comps (Utilities Menu)

The Copy Comps command allows you to copy a comparable from one position to another within an appraisal. If you want to copy a comparable from another appraisal, use File | Import (See Importing Data for more information).

To copy a comparable:

1. Choose Utilities | Copy Comps.

2. Enter the number of the comparable you want to copy. Type "s" to copy the subject.

3. Click where you would like to copy the comparable.

4. Click OK—the comparable is copied.

Erase Comps (Utilities Menu)

The Erase Comps command allows you to remove a comparable from an appraisal.

To erase a comparable in the current appraisal:

1. Choose Utilities | Erase Comps.

2. Select the comparable(s) you would like to erase, as shown in Figure 4-20.

3. Click OK.

Erase Comp Adjustments (Utilities Menu)

The Erase Comp Adjustments command allows you to clear the adjustments column for a comparable.

To clear the adjustments column for a comparable:

1. Choose Utilities | Erase Comp Adjustments. The Erase Comp Adjustments box appears, as shown in Figure 4-21.

2. Select the comparable(s) whose adjustments you want to erase.

3Click OK.
